Thinking about buying a new build? There are some things you should know!



If you love the idea of buying a custom new build home, or if you’ve already fallen in love with the perfect model at those new build communities, you might want to know these 3 reasons why you should hire a real estate agent right away.



For this video’s purposes, we are talking about new build communities, where builders are building up a new neighborhood with lots of homes at a time, not a one off custom home. Now, I know it can be confusing for buyers to know whether or not they need a real estate agent to buy a new construction home. Afterall, you go into the model, you talk to the nice sales rep, and they answer a bunch of your questions. What else is there to include a real estate agent, if you already found the house? 



Not so fast - I’ve got a lot of reasons why you should bring your real estate agent with you to buy a new build, but today I’m sharing the top three. Real estate agents help their clients buy new builds all the time, and Bryce and I love guiding our buyers through the process! 



Number 1. The sales reps work for the builder and will protect the builder’s interest, not yours.


After all, their job is to get the builder the highest price for the homes and protect their liability. That means you won’t have someone in your corner fighting for your rights, helping you understand the costs involved, and finding opportunities to save. 



Number 2. Have an advocate who is familiar with the process.

A real estate agents job is to get you the most value for your money with the least hassle. We can help you better plan for the lengthy build process, choose the most advantageous financing scenario, as well as avoid unnecessary expensive upgrades or add ons. For example, you might fall in love with the beautiful designer options in a model home, but a real estate agent can save you tens of thousands by helping you understand with options make sense to have the builder do, and which you can do after you move in. It’s small catches like these that can reduce your costs dramatically.
